Eminent Domain/Condemnation
Mr. Houlihan has successfully represented property owners in condemnation and inverse condemnation actions at the trial and appellate levels on constitutional and valuation issues for residential, agricultural, commercial and industrial property. His work includes challenges to the right to take, severance damages, impairment of access, loss of goodwill, assemblage of parcels, probability of a change in the highest and best use and violations of Section 1983.

Real Estate Litigation
Mr. Houlihan has represented private property owners in real estate related disputes concerning trespass, lease disputes, Subdivision Map Act compliance, easement disputes, lot line adjustments/mergers and quiet title actions.

Real Property Transactions
Mr. Houlihan has assisted commercial landlords and tenants in real estate transactions including negotiating lease terms and extensions, assignment and assumptions of existing leases and drafting of easements and CC&Rs. He has assisted clients with the purchase and sale of commercial property including due diligence and title review.

Land Use Law
Mr. Houlihan has successful assisted a variety of property owners and residential, commercial and industrial developers on a variety of land use matters including zoning, use permits, exaction issues and necessary development approvals.
